Apartment demand in Riyadh concentrates where three factors meet: proximity to workplaces, daily services within walking distance, and rent levels that match the district's tenants. From Nazeel's experience managing more than 350 units, Jarir, Al-Munsiyah and Al-Jaradiyah achieve the highest occupancy.
What creates demand in a district?
- Proximity to employment centres — tenants measure in time, not distance.
- Daily services — a grocery, pharmacy, restaurants and a mosque within walking distance.
- Easy access — close to a main road or a transport station.
- Price that fits the tenant profile — a SAR 4,000 unit in a mid-range district will stay empty however nice it is.
- Condition of common areas — the entrance and corridors create the first impression.
- Parking — a deciding factor in crowded districts.
Central Riyadh: Jarir, Shubra, Al-Jaradiyah
Jarir is one of the most active areas in our portfolio — 33 units in a lively location close to services, with steady demand for studios and small apartments. Prices range from SAR 2,200 to 2,700 per month.
Shubra is an established district known for its closeness to services and transport and a diverse mix of tenants.
Al-Jaradiyah is one of our most in-demand properties — 30 units with stable operations and low tenant turnover.
North Riyadh: Al-Taawun, King Fahd, Al-Mursalat
Al-Taawun — home to Nazeel's head office — combines residential and commercial use, and having the office in the same district allows almost daily on-site follow-up.
King Fahd has a diverse tenant base and a residential-commercial mix that makes income more stable, because commercial contracts run longer than residential ones.
Al-Mursalat is a prime location with strong demand for well-kept, ready units.
East Riyadh: Al-Munsiyah and Al-Yamamah
Al-Munsiyah is a high-demand area and home to our largest property, with 45 units. Prices range from SAR 2,900 to 3,000 per month for one-bedroom apartments with a living room.
Al-Yamamah is close to central Riyadh and offers competitively priced units from SAR 1,500 per month — suited to individuals and small families.
South Riyadh: Al-Masfa
Al-Masfa is a growth area in south Riyadh with rising demand. A good opportunity for owners of buildings in growth areas who can't find anyone to manage them professionally.
How to read a district before buying or operating
- Visit the district at two different times: a weekday morning and a weekend evening.
- Count the “For rent” signs on the street — lots of them point to weak demand or high pricing.
- Call three similar listings and ask how long they have been on the market. That tells you the real vacancy period.
- Compare rent per square metre, not just the price of the unit.
- Check services and parking on foot, not on a map.
A good district for operational investment isn't necessarily the most expensive — it's the one that lets fastest with the shortest vacancies.
